Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore

The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre are going to cease operations completely in the second half of 2025. On June 13, URA, HDB and Sport Singapore jointly revealed the closing of the centers upon their rent expiries. The Kallang Basin complex, located on Geylang Bahru Lane, is going to finalize on Sept 1, and the St Wilfred center on St Wilfred Road will close on Oct 1.

He anticipates the future BTO project at the site could include a mix of 2- to four-room apartments. “The nearby sites have a plot ratio of 2.8, and assuming a similar plot ratio, we may see some high-rise BTO flats, potentially as much as 36 floors,” he includes.

The Kallang Basin Swimming Complex site is throughout walking distance of Geylang Bahru MRT Terminal and the Geylang Bahru Market and Food Centre. At the same time, the St Wilfred Sport Centre is a 10-minute stroll from Boon Keng MRT Terminal. It is located close to St George’s Road, wherein a lot of the existing HDB apartments date back to the 1980s, according to Lim.

Residents will definitely have access to a brand-new Sport-in-Precinct facility in neighboring Kolam Ayer, that is scheduled to open at the end of the year. On the other hand, plans to present housing project at the two sites are presently being examined, according to the companies.

The intentions to close the Kallang Basin and St Wilfred sports centers for redevelopment are well-timed, considered that both areas are significantly older compared to many other sports facilities, notices Eugene Lim, major executive officer at ERA Singapore. “It makes sense for the places to pave the way for better land usage, especially given that they are found fairly near to the city centre,” he includes.

Lim assumes that near future Build-to-Order (BTO) ventures at the place could be assigned as Plus flats due to their closeness to town and services. Plus apartments have tighter resale limitations compared to Standard classification flats, including a much longer minimal occupation phase of 10 years and restrictions on renting the flat.
