Three-bedder at The Waterside sets record profit of $3.81 mil
The second-largest gain recorded during the week originated from the sale of a three-bedroom unit at Sky@Eleven, along Thomson Lane. The 2,271 sq ft unit on the 37th storey was purchased for $2.73 million ($1,200 psf) in May 2007 and switched hands for $5.75 million ($2,532 psf) on Feb 26. Hence, the seller earned a profit of $3.02 million (111%), or an annualised profit of 4% over a holding period of almost 19 years.
The most unprofitable resell deal throughout the period in review took place at Bishopgate Residences, an estate condominium in prime District 10. The 2,896 sq ft, four-bedroom unit was cost $8.8 million ($3,039 psf) on Feb 27. The unit previously fetched $10.66 million ($3,682 psf) in March 2021. Therefore, the transaction turned out in a deficit of $1.86 million (17.5%), that equates to an annualised loss of 3.8% over five years.
This marks the fifth most profitable resale purchase at the development to date. The record gain belongs to the sale of a 2,713 sq ft four-bedder for $6.48 million ($2,389 psf) in April 2024. The unit had formerly negotiated for $2.8 million ($1,031 psf) in March 2007, which means the vendor made a yield of $3.68 million. This equates to an annualised profit of 5% after a keeping time frame of a little over 17 years.
The agreement marks the most profitable resale deal to date at The Waterside. It tops the past log profit of $3.13 million, the moment a 2,142 sq ft unit brought $4.88 million ($2,278 psf) in April 2025. The three-bedder had previously negotiated for $1.75 million ($817 psf) in September 2006, resulting in the seller creating an annualised profit of 5.7% over almost 19 years.
Finished in 2012, Bishopgate Residences comprises a single residential block housing 31 units. The property development provides a mix of 3- to five-bedroom units extending 2,433 to 5,974 sq ft. It is positioned within the affluent Bishopgate– Chatsworth housing enclave, close to the Indonesian embassy.
Meanwhile, the transaction of a 755 sq ft unit at The Clift was the 2nd most unsuccessful apartment resale deal of the week. The one-bedder on the 32nd level negotiated for $1.3 million ($1,677 psf) on Feb 25. The dealer, that obtained it in June 2011 for $2.06 million ($2,730 psf), incurred a loss of approximately $816,075, or 38.6%. The vendor had owned the unit for greater than 14 1/2 years.
Lodged caveats reveal that the property development recorded 19 resale deals last year, 9 of which were unlucrative. The nine units, ranging from 495 to 775 sq ft, incurred decreases of $24,600 to $731,000.
Based upon lodged caveats, this most current bargain notes the very first unprofitable resale transaction at Bishopgate Residences. In 2025, the development saw just one resale bargain: a 3,165 sq ft, five-bedroom unit thatfetched $10.45 million ($3,302 psf) in February.
The most successful condo resale transaction during the week of Feb 24 to March 3 was the purchase of a three-bedroom unit at The Waterside. The 2,411 sq ft unit on the 7th level switched controls for $5.5 million ($2,281 psf) on Feb 25. The unit was in the past acquired for $1.69 million ($700 psf) in April 1998. Hence, the seller raked in a log revenue of $3.81 million (225.9%), or an annualised gain of 4.3% over almost 28 years.
Completed in 1993, The Waterside is a freehold condo situated along Tanjong Rhu Road in District 15.
